No signage shall be allowed on the side of the main building, except for one <br />tenant identification sign on the east side (Rosewood drive elevation) of Major E as <br />shown on the building elevation. <br /> <br />c. No signs shall be allowed on the arcade or arcade relief feature of the main <br />building, or on the metal canopy of the pad buidlings, or in any other areas not <br />specificsfly designated as an approved sign location by the Hacienda Business Park <br />Design Guidelines. <br /> <br />d. The applicant shall devise a diractional sign program to include pedestrian signs, <br />parking signs, any turning movements, etc. <br /> <br />e. Window signs which are not tenant identification signs shall be limited to 25% <br />window coverage. <br /> <br />Prior to the issuance of building parrnits, the applicant shall work with staff to design a <br />project identity logo which is large enough to be distinctly visible from the street (project <br />identity signs) and the freeway (pylon sign). <br /> <br />The project architect and project applicant shall work with staff to locate trellises and <br />signs on the rear of the building to ensure that trellises can be locatad within planter <br />areas, and that signs are spaced evenly with trellises across the back of the building. <br />Prior to the issuance of bailring permits and subject to the review and approval of the <br />Planning Director, the site plan, landscape plan, and elevations shall be modified to <br />reflect these new trellis and sign locations. <br /> <br />Signs at the ends of the pad building shall be located slightly higher on the building wall, <br />similar to the location of signs at the front of the buildings. <br /> <br />The developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in this <br />project will be maintained at all times in a manner consistent with the approved landscape <br />plan for this development. Said agreement shall ran with the land for the duration of the <br />existence of the structures located on the subject property. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by the <br />Planning Director as part of the building parrnit plan set prior to issuance of an on-site <br />permit. Said landscape plan shall be consistent with the approved landscape plan plus <br />any conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing.
