An internal striping, traffic control, and tmffic signage plan shall be submittcd for <br />review and approval by the City's Traffic Engineer with all improvement plans. <br /> <br />d. All plans shall reflect the location of cart collection areas, trash enclosures, and <br />the slight releca~on of the planter area at the elbow of the building to reflect the <br />extended arcade. <br /> <br />Building Desjan <br /> <br />The colors and materials of the buildings shall be submitted to and appwved by the <br />Planning Director prior to the issuance of a building permit. Colors shall be consistent <br />with the appwved colors. All colors and materials for all portions of the buildings and <br />appurtenances shah be stawxi on the plans submitted for issuance of building permits. <br />All shopping cart corrals, handmils, trash containers, downspout scuppers, etc. shall be <br />painted to match the building or painted in the blue or burgundy accent colors used on <br />the buildings, as appropriate. All trash enclosures shall be designed to match the <br />buildings. <br /> <br />The downspouts for all buildings shall be located on the interior of the walls, and shall <br />be constructed according to UBC requirements. Downspout scuppers on the outside of <br />the wall shall be used to transport roof run-off to drain pipes on the interior of the <br />building. These scuppers may be painted to match the building color or may be painted <br />an accent color. <br /> <br />Prior to the issuance of a building permit, the elevations shall be modified to show the <br />cornices at the rear of the building continu6d so that they terminate closer to the top <br />portion of the sign feetorn. <br /> <br />Prior to the issuance of a building permit, ~e elevations, site plan, and landscape plan <br />shall be modified to show the addition of trellises planted with climbing vines on the wall <br />areas below the signs at the rear of the building. <br /> <br />Prior to the issuance of a building permit, a detailed master sign program shall be <br />submitted for the review and approval of the Planning Director. Said program shall <br />adhere to the Hacienda Business Park Design Guidelines, unless otherwise apprnved <br />herein. This sign program shall be made available to all potential tenants and shall be <br />made pan of the project CC&Rs. The sign program shall indicate: <br /> <br />a. In no case shall any signage be allowed on elevation 7 (north side of Major B) <br />and elevation 8 (west side of Majors A and B). <br /> <br /> <br />
