Resolution No. 94-145 <br />Page 3 <br /> <br />EXHIBIT B <br /> <br />CONDITIONS OF APPROVAL <br />Case PUD-85-8-7D - METRO 580 <br />(December 6, 1994) <br /> <br />Development shall be substantially as shown on the development plus, Exhibit "A" (Site <br />Plan, Grading and Drainage Plan, Utility Plan, Elevations, Sign Plans, and Landscape <br />Plan), dated "Received December 5, 1994" on file with the Planning Department, except <br />as medified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial eonformance <br />to the approved exhibits. <br /> <br />Final inspection by the Planning Department is required prior to occupancy. <br /> <br />This design review approval will lapse within one year from the date of approval unless <br />a building permit is issued and construction has commenced and is diligently pursued <br />toward completion or an extension has been appmved by the City. <br /> <br />Site Plan <br /> <br />Delivery trucks and other service vehicles shall be limited to the use of the Rosewood <br />Drive service entry. Use of this service entry and service road shall be provided to Wal- <br />mar~ tracks and other service vehicles through a cross-access easement. All trucks shall <br />use the truck turn-around area and this privilege also shall be accemmodamd through a <br />cross-access easement. No trucks or service vehicles shall be permitted to exit or enter <br />through the Owens Drive or signalized Rosewood Drive entrances. <br /> <br />Prior to the issuance of building permits, the site plan, grading and drainage plan, utility <br />plan, and landscape plan shall be revised to reflect the following: <br /> <br />a. The re-con~gured Rosewood entry drive, as designed and constructed by the Wal- <br />mart project. <br /> <br />b. The sidewalk located in the Rosewood Drive PSE shall be terminated <br />approximately parallel to the near corner of Major E. The sidewalk shall continue over <br />the berm into the parking lot, where a cross-hatched pedestrian crosswalk shall be painted <br />through one parking stall and across the drive aisles to provide a pedestrian connection <br />from the berm to the pavement in front of Major E. <br /> <br /> <br />
