7. If the espresso stand ceases operation, the applicants shall <br />remove the structure and landscaping and shall reconstruct <br />and replant the landscape island and restripe the parking lot <br />back to its original condition. <br />8. All site improvements and building modifications shall be <br />completed and accepted by the Planning Department prior to <br />the start of operation of the espresso stand. <br />9. The applicant shall effectively screen from view all ducts, <br />meters, air conditioning equipment, and any other mechanical <br />equipment, whether on the ground or on the roof of the struc- <br />ture with materials architecturally compatible with the main <br />structure. Screening details shall be shown on the plans <br />submitted for issuance of building permits, the adequacy of <br />which shall be determined by the Planning Director. <br />10. All trash and refuse shall be contained completely within the <br />main structure at all times, except when being unloaded. <br />11. A landscape plan and irrigation plan shall be submitted to <br />and approved by Planning Director as part of the building <br />permit plan set prior to issuance of an on -site permit. Said <br />landscape plan shall be detailed in terms of species, loca- <br />tion, size, quantities, and spacing. <br />The applicant shall install additional planting material in <br />the landscape area located between the existing Pleasant <br />Village shopping center freestanding side and the south side <br />of the Santa Rita Road entrance to the shopping center. Said <br />planting shall consist of shrub and groundcover material, <br />matching existing plant species, installed in a pattern that <br />augments the existing landscaping. Said landscaping shall be <br />shown on a landscape plan submitted to the Planning Director <br />for review and approval before issuance of a building permit. <br />All trees used in landscaping be a minimum of 15 gal. in size <br />and all shrubs a minimum of 5 gal. in size. The applicant <br />shall provide root control barriers and 4" perforated pipes <br />for trees in planting areas less than 10' in width, as deter- <br />mined necessary by the Planning Director at the time of <br />review of the final landscape plans. <br />12. The colors of the building(s) shall be submitted to and <br />approved by the Planning Director prior to the issuance of a <br />building permit. <br />13. The applicant shall maintain the area surrounding the espres- <br />so stand in a clean and orderly manner at all times. <br />Page 2 <br />
