system. Approved colors and materials shall be stated on <br />the plans submitted for issuance of building permits. <br />11. The developer shall maintain the area surrounding the <br />business in a clean and orderly manner at all times. <br />12. If lighting is desired, the developer shall submit a final <br />lighting plan for the building and the site for the review <br />and approval of the Planning Director prior to issuance of <br />building permits. Lighting shall be directed away from <br />adjacent residences. <br />13. All trash and refuse shall be contained completely within <br />enclosures architecturally compatible with the main <br />structure. The materials and color of the enclosure walls <br />shall match the building walls and the gates shall be <br />corrugated metal or solid wood. The location and design of <br />the enclosures shall be shown on the plans submitted for <br />issuance of building permits and shall be subject to the <br />approval of the Planning Director and Fire Chief. Trash <br />containers shall be stored within the enclosure at all <br />times, except when being unloaded. <br />14. No business signs are approved as part of this application. <br />If signing for the development is desired, a comprehensive <br />signing program shall be submitted to the Planning Director <br />for consideration under separate application. <br />15. All parking spaces shall be striped. Wheel stops shall be <br />provided unless the spaces are fronted by concrete curbs, in <br />which case sufficient areas shall be provided beyond the <br />ends of all parking spaces to accommodate the overhang of <br />automobiles. <br />16. All on-site utilities required to serve any existing or <br />proposed development on-site shall be installed underground, <br />unless otherwise determined by the City Engineer. <br />17. The developer shall enter into an agreement with the City, <br />approved by the City Attorney, which guarantees that all <br />landscaping included in this project will be maintained at <br />all times in a manner consistent with the approved landscape <br />plan for this development. said agreement shall run with <br />the land for the duration of the existence of the structures <br />located on the subject property. <br />1a. Tha developer shall pay any and all fees to which the <br />property may be subject prior to occupancy. <br />19. All site improvements and construction activities shall be <br />limited to the hours of 8:00 a.m. to 5:00 p.m., Monday <br />through Saturday. <br />-3- <br />
