Two parking spaces (550 square feet) in the storage <br />garage shall be reserved at all times for parking for <br />the residential tenant; <br />Prior to the issuance of building permits, the site plan and <br />landscape plan shall be modified to reflect the following: <br />a. One parking stall shall be marked and designed for <br />handicapped paring, the location subject to review and <br />approval by the Planning Director. <br />b. The parking stalls shall maintain a minimum dimension <br />of 9 feet in width and 19 feet in length. The wheel <br />stops may be eliminated if the parking stalls are <br />fronted by a 6-inch vertical concrete curb. <br />c. A 3 feet wide landscape strip shall be added along the <br />western side of the driveway adjacent to the existing <br />concrete patio. Additional landscaping along parking <br />stall 8 may be added subject to the final location of <br />the handicap parking, per review and approval by the <br />Planning Director. <br />d. A denser planting of shrubs shall be achieved at the <br />rear of the storage building by planting shrubs a <br />minimum of 5 feet on-center. <br />e. A 15 gallon crape myrtle shall be added by the "owner's <br />parking" stall at the northwest corner of the site. <br />6. A final landscape plan and irrigation plan shall be <br />submitted to and approved by the Planning Director as part <br />of the building permit plan sat prior to issuance of an on- <br />site permit. Said landscape plan shall be consistent with <br />the approved landscape plan plus any conditions of approval, <br />and shall be detailed in terms of species, location, size, <br />quantities, and spacing, <br />7. All trees used in landscaping be a minimum of 15 gallons in <br />size and all shrubs a minimum of 5 gallons, unless otherwise <br />permitted by the Planning Department. <br />8. Six inch asphalt or vertical concrete curbs shall be <br />installed between all paved and landscaped areas. <br />9. The developer shall provide root control harriers and four <br />inch perforated pipes for parking lot trees, street trees, <br />and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of <br />review of the final landscape plans. <br />10. The colors and materials of the building shall be submitted <br />to and approved by the Planning Director prior to the <br />issuance of a building permit. Colors shall be consistent <br />with approved colors and shall be based on the Pantone color <br />-2- <br />
