In addition, Appraiser shall include professional appraisal <br />of any proposed easement acquistions which City may require for the <br />construction of the above project. <br /> <br /> 2. DUTIES OF APPRAISER. Appraiser shall furnish professional <br />condemnation appraisal services, which include but are not limited <br />to, the following: <br /> <br /> a. Undertake a field review of the property to be acquired <br /> and obtain available market data in the area necessary <br /> to provide a comprehensive appraisal report on each par- <br /> cel, or portion thereof, necessary to City's project. <br /> <br /> b. Obtain all data required to determine the value of the <br /> <br /> property to be taken or easement to be obtained. <br /> <br /> c. Prepare a narrative appraisal report which would include <br /> an appraisal for each property, or portion thereof, to be <br /> acquired which shall be in compliance with normal appraisal <br /> practice in the profession legally sufficient for use in <br /> any legal proceedings which City may institute. <br /> <br /> d. Comply with applicable provisions of local, state and/or <br /> federal law rules or regulations pertaining to appraisal <br /> of property for condemnation purposes and notice to property <br /> owners, tenants, and/or leasee of the property to be ap- <br /> praised. <br /> <br /> e. Appraiser shall provide to City, at the request of its <br /> City Engineer or City Attorney, valuation conclusions <br /> when they have been determined prior to computation and <br /> compilation of the entire appraisal report in o~der that <br /> City's right-of-way agent may proceed with the acquisition <br /> <br />-2- <br /> <br /> <br />
