12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />That all parking spaces be striped and provided with wheel stops <br />unless they are fronted by concrete curbs, in which case suffi- <br />cient ~reas shall be provided beyond the ends of all parking <br />spaces to accommodate the overhang of automobiles. <br /> <br />That all utilities required to serve the development be installed <br />underground. <br /> <br />That the applicant enter i~to an agreement with the City approved <br />by the City Attorney which guarantees that all landscaping in- <br />cluded in this project will be maintained in a healthful, attrac- <br />tive and weedfree manner. Said agreement shall be recorded and <br />shall run with the land for the duration of the existence of the <br />struct~res located on the subject property. <br /> <br />That the developer install street trees as required per ordinance. <br /> <br />That any damage to street improvements now existing or done during <br />construction on the subject property be repaired at full expense <br />to the developer. <br /> <br />That silhouette, low-level lighting be provided around the <br />perimeters of all buildings on the subject property. <br /> <br />That approval of this development does not guarantee that the <br />developer will receive sewage connections, if ever. This de- <br />velopment is in the Sunol Sewer Service area and is subject to <br />the allocation formula established by Resolution No. 76-83. <br />Until sewer connections have been obtained, no building permits <br />may be issued for the development of any or all of the project. <br />No estimate can be made as to when this development may obtain <br />sewer permits. A septic tank or holding tank application <br />cannot be submitted since the City Council has established by <br />Resolutions 73-139 and 73-140, that subdivisions and residences <br />cannot be served by such private disposal system. <br /> <br />That the site be kept free of fire hazards from the start of <br />construction to final inspection and that the Fire Division <br />emergency number be provided adjacent to all telephones on <br />the site. <br /> <br />20. That all dwelling units in the development be constructed to <br /> meet the PGandE Energy Conservation Home Standards promulgated <br /> by PGandE in 1976. <br /> <br />21. That the design of the carports be approved by the Planning <br /> Department prior to issuance of any building permit for structures <br /> on the site. <br /> <br />22. <br /> <br />That the following water conserving plumbing fixtures be used <br />throughout the development: (a) low flush water closets, (b) <br />aerators on interior faucets, (c) shower flow control heads, <br />and (d) insulation of hot water pipes. <br /> <br />-3- <br /> <br /> <br />
