11. <br /> <br />12. <br /> <br />13. <br /> <br />15. <br /> <br />16. <br /> <br />That no improvement activities, including but not <br />limited to grading, construction, tree removal o~ site <br />preparation shall be initiated until all proper permits <br />are obtained. <br /> <br />That all existing geologic and soils reports shall be <br />recorded with the Alameda County Recorder and that <br />all site or lot specific studies shall be recorded <br />against each parcel when completed. <br /> <br />That each prospective buyer be provided with a com- <br />plete copy of the April 9, 1979 Geologic Report. <br /> <br />That the staff request the California Real Estate <br />Commissioner to include in his report on the sub- <br />division a statement as to the potential geologic <br />problems and a statement as to the recording of.the <br />documents listed above. <br /> <br />That the staff request that the public report of the <br />California Real Estate Commissioner contain a warning <br />as to the current unavailability of sewer connections. <br /> <br />That the developer be advised that the property is <br />located in the Dublin-San Ramon Services District <br />sewage treatment area and the availability of sewer <br />connections to the DSRSD plant is subject to an <br />agreement dated November 8, 1972 which establishes <br />priority listings for sewer connections. A copy of <br />the above agreement can be obtained from the City <br />Administrative offices. That the developer be <br />informed that sufficient sewer connections are not <br />now available to serve the subject property, that the <br />time schedule when service would become available <br />is uncertain.(if ever), and that a building permit <br />cannot be issued for construction on the property <br />until sewage treatment capacity is available. <br /> <br />That there shall be no septic tanks on the site <br />under any conditionS. <br /> <br />That a fire retardant buffer 10 ft. in width shall <br />be provided along the length of both sides of the <br />private roadway and be engineered and landscaped in <br />such a way as to minimize erosion to a level acceptable <br />to the City Engineer. <br /> <br /> That street lighting and common area lighting shall <br /> be provided by the developer and shall be designed to <br /> minimize intrusion of hillside lighting to the valley <br /> floor as concurred with by the City Planning Division. <br /> The lighting system on the private road shall be <br /> installed by the developer and maintained by the <br />· homeowner's association. <br /> <br />-2- <br /> <br /> <br />
