18. <br /> <br />19. <br /> <br />20. <br /> <br />24. <br /> <br />25. <br /> <br />26. <br /> <br />27. <br /> <br />That the deed restrictions for each lotindicate to <br />potential buyers the responsibility of the owners <br />for maintenance and repair of all common areas, roadways <br />and private utility and service systems. <br /> <br />That the fire hydrant and water system be designed to <br />provide a water flow of 1500 gpm. <br /> <br />That the fire hydrants and other fire department con- <br />nections shall be located and sized as directed by the <br />City Fire Chief. <br /> <br />That the location of all b~ildings shall be such that <br />the farthest exterior wall of a structure shall be <br />within 150 ft. of an appropriately designed access road <br />or such alternate measures shall be taken to provide <br />for fire suppression as determined by the Fire Chief. <br /> <br />That there be a 360° ladder access to all buildings <br />on the 11 upper sites in order to enhance fire fighking <br />tactics unless this requirement is modified by the Fire <br />Chief. <br /> <br />That 20 ft. wide fire retardant buffers shall be provided <br />around all 11 upper site structures. <br /> <br />That all landscaping introduced into the upper (western) <br />portion of development shall be of a fire retardant nature. <br /> <br />That all exterior roofing and siding of the 11 upper <br />site structures shall be fire retardant. <br /> <br />That all landscaping of the 11 upper site structures <br />complement the natural setting and limit the use of <br />water for irrigation in order to minimize water <br />saturation of the hillside. <br /> <br />That all private roadway(s) and private utility <br />systems on the project site, shall be owned, main- <br />tained, repaired and operated by the homeowners <br />association. <br /> <br />That prior to the filing of a final map, the CC&Rs <br />for the project shall be approved by the City Attorney <br />and City Council. The CC&Rs shall provide for a Home- <br />owners Association with sufficient power to manage <br />the common open space areas, and operate and <br />maintain all commonly owned areas and facilities. <br />The budget, Bylaws, and accounting systems shall <br />also receive City staff approval before a final~ <br />map may be filed. <br /> <br />-3- <br /> <br /> <br />
