EXHIBIT A <br />RESOLUTION NO. 81-50 <br /> <br />10. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />That the developer dedicate to the City for street right-of-way purposes the <br />streets shown on the tentative map as Arlington Drive, Amber Lane, Pestana <br />Court, Brianne Court, and any applicable portion of Happy Valley Road. <br /> <br />That the developer dedicate an eight foot public service easement (PSE) <br />across the lot frontages behind the sidewalk or sufficient width to provide <br />for an eight foot PSE behind the curb when no sidewalk is installed. <br /> <br />That the developer dedicate public service easements where required for <br />underground utilities located outside the street areas. <br /> <br />That approval of the line, grade, and structural section for the public <br />streets and driveways be withheld pending final design. <br /> <br />That the street names for this development be reviewed and approved by the <br />Planning Department prior to approval of a final map; specifically the <br />southern portion of Arlington Drive. <br /> <br />That the developer dedicate a parcel approximately thirty feet wide along <br />the Happy Valley Road frontage of Lot 36 and Arlington Drive for future <br />street right-of-way purposes. <br /> <br />That the circular island at the south end of Arlington be deleted because <br />it creates a traffic hazard. <br /> <br />That the traffic island on Arlington opposite Brianne Court be designed to <br />provide for a safe left turn movement into Brianne Court. <br /> <br />That the subdivider make a "best effort" attempt to cause the portion of <br />Amber Lane along the east property line of the development to be designed <br />and constructed to provide for a 32' curb-to-curb section, concrete curbs, <br />on both sides, and driveways opening on the east side at the existing <br />driveway locations; in cooperation with and subject to the satisfaction of <br />the City Engineer. <br /> <br />That the developer be allowed to waive sidewalks in all of the subdivision <br />except for one side of Arlington Drive. <br /> <br />That vartical curbs he used throughout the development. <br /> <br />That approval for the domestic water system and the number and location of <br />fire hydrants be withheld pending final design. <br /> <br />That approval for the sanitary sewer system be withheld pending final design. <br /> <br />That if a sanitary sewer lift station is used and if it is dedicated to the <br />City for maintenance and operation then the following condition shall apply: <br /> <br />That an agreement be completed between the City and the developer <br />prior to final map approval to the effect that the developer will <br />provide a maintenance fund for a minimum ten year period. <br /> <br /> <br />
