That the developer construct a pipe connection at the inlet manhole to the lift station; a street crossing; and grant an easement to the west property line to provide for a possible, future gravity outfall through the adjacent property. That approval of the storm drainage system be withheld pending final design. That the storm drainage swales, gutters, inlets, outfalls and channels not within the area of a dedicated public street or public service easement be privately maintained by the homeowners. That all applicable requirements of the Alameda County Flood Control District or Road Department or other interested outside government agencies having jurisdiction be met. That each lot be provided with a drain pipe through the curb or an under sidewalk drain pipe per City standard detail. That all wells or septic tanks be properly sealed prior to the start of grading. That erosion and sediment control plan satisfactory to the City Engineer be incorporated into the grading and drainage plan. That the street lighting for traffic safety purposes be provided by the developer. The type, number and location of the electroliers shall be determined by the City Engineer and that wooden poles may be used for electroliers. That the developer submit a landscape, irrigation and street tree plan as part of the improvement plans. These plans should provide for the automatic irrigation of all Landscaped areas. That the developer comply with all requirements of the Heritage Tree Ordinance. That in lieu park dedication fees be paid prior to approval of the final map at an amount to be determined for the total number of lots in the final map. That the developer provide a refundable cash bond in the amount of $5,000 for construction hazard control. That the developer clear any applicable assessment district or cause a segregation to be done. That the developer shall agree to pay for the cost of speed bumps on Amber Road north of Hamilton if consented to by the property owners of Amber Road in this
