ATTACHMENT 11 <br />• <br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PAP-123, Greg and Lisa Johnston (PDR-715, S.J.) <br />927 Montevino Drive <br />September 24, 2008 <br />(Note: These Conditions o/Approval supersede the conditions <br />approved 6y the Zoning AdminJshator for PDR-715, dated July 1Q 2008.) <br />1. All Conditions of Approval of Tract 5835 shall remain in full force and effect <br />except as modified by the conditions below. <br />2. The applicant shall submk a detailed landscape plan including the size, location, <br />and species of all the landscape materials reflecting the conceptual plan shown <br />on Exhibit A. The plan shall be drawn to scale by a licensed landscape architect <br />and shall be designed to replicate the solid landscape screening that previously <br />existed on the site. The plant materials shall be monitored to ensure that the <br />growth of the materials reaches the previous landscape screen within a <br />three-year period. The approved landscaping plan shall be reviewed by City staff <br />and approved and installed within ninety days of the effective approval date. <br />3. No above-ground permanent structure such as play structures, sports courts, <br />gazebos, decks, etc., shall be constructed within the rear 35 feet of the back yard <br />measured from the rear property line. The required 35-foot rear yani setback <br />shall be effected by a deed restriction. <br />4. A four-foot high berm shall be constructed throughout the landscape area <br />between the retaining wall and the lawn to accomplish the previous screening for <br />privacy. <br />5. The existing retaining wall shall be landscaped with vegetation to soften its <br />appearance. <br />6. There shall be no lighting placed on the pool that would be directed sward the <br />neighbors' houses. <br />7. The applicant shall place, at the recommended spacing for mature growth, a <br />combination of 15 gallon and 24 inch box Pittosporum Eugeniodes to screen the <br />western property line. The Plttosporum shall be placed in either a straight or <br />staggered (recommended) line for optimal screening. Rhus Lancea shall be <br />placed along the installed Pittosporum to create interest in the landscaping. The <br />applicant may use Rhus Lancea, Rhus Laurina, or another alternative that meets <br />the same growth standards, size, maintenance, and screening as an alternative <br />material for breaks in the landscaping. Additional foundation shrub planting shall <br />be installed to increase the density and width of the screening. The Director of <br />
