That this use pormit is granted only for the sale and installation of lubricants and miscellaneous accessories and minor. engine repair, including tune-ups. If in the future, the operator wishes to engage in the sale of gasoline he must first apply for a modification to case UP-82-24. 3. That case i7P-82-24 is granted for a period of four years at which time if the use is to continue a renewal must first be secured from the City. 4, That all landscaping on the subjer.t site shall be restored per a landscape plan submitted to and approved by the Planning Division. This plan sha1.1_ be submitted for approval prior to operation of the service station. 5. That the operator sha11 enter into an agreement with the City, acceptable to the City Attorney, to maintain all landscaping on the premises in a healt}iful and weedfree manner at all times. This agreement shal_1 be consumated prior to operation of the service station. 5. That the entire premises shall be maintained in a neat, orderly and debris free manner at all times. 7. That there shall be no outdoor repair or maintenance of vehicles on the premises at any time. 8. That the proposed storage area shall be enclosed per plans approved by the Planning Director and that this shall be done prior to the operation of the service station, 9. That all broken li.gYet fixtures on the premises, including those or_ the canopy, shall be repaired prior to operation of the business. 10. That there sha11 be no outdoor storage of rnateriai.s, supplies or equipment on the subject site at any time. Vehicles awaiting repair, sha11 be parked in designated parking parking places or under t.kie canopy only.
