She is looking for property to buy in the overlay district and <br />listening to this discussion was very discouraging. Many people have saved money for <br />years to build a dream house and these regulations will take away the dream. She asked <br />what "spirit" or "encourage" means. She felt what was really meant was "allow" and <br />"disallow". It is not fair for a staff person to tell her the color of her house is not <br />acceptable. She said she would not be building in the trees. The trees are a background, <br />but people build on the buildable areas that are brown. She referred to the Nelson house, <br />which is a nice sand color and she felt it was gorgeous. She asked how the number of <br />4500 square feet for a future home was selected. Are there restfictions on single story <br />houses? She felt an 8000 square foot. single story house would be much more of an <br />eyesore than a 5500 square foot, two story house. There are many huge houses already <br />on Foothill Road. She believed that present economics dictate that if a person buys a lot <br />in Pleasanton a house of a comparable size must be built to recoup the investment in the <br />lot. It is not okay to build a 4500 square foot house in Pleasanton. It will not gain any <br />resale value for a property of two to five acres. <br /> <br /> Valerie Hurst, 3593 Arbor Court, believed this is a good example of overkill with <br />rules. She believed the properties should be dealt with on a case by case basis. <br />Regulations on color, building materials, and heights should be eliminated. If the rules <br />regarding native plants and water runoffissues are covered in other regulations, perhaps <br />none of these guidelines are needed at all. She does want to preserve the hillside with <br />regard to native plants, heritage trees, and water runoff issues. <br /> <br /> Ms. Michelotti indicated she approved of the regulations on board fencing in <br />hillside development.
