Mr. Aiello displayed a map of this entire area, including the 1.63 acres which Dr. Kreske proposes to construct a convalescent hospital. Mr. Aiello pointed out that this 1.63 acres adjoins his property on Neal Street which is already zones Public and Institut- ional. By adding this property, Dr. Kreske would redesign the entire proposed hospital as a 129-bed facility. Mr. Aiello stated that this would result in considerably more open space and superior landscaping which would provide for a far more desirable development. Mr. Aiello further reported that the Planning Commission adopted Resolution No. 1067 on February 23, 1971, approving the application with the following conditions: 1. That a minor Subdivision for said property be filed and approved by the City. 2. That the applicant. submit a specific proposal to the Public ~] Works Department regarding the circulation of Del Sol Avenue C and'the remaining RM-4000 are, as well as the possibility of ~ this area having a double frontage lot. ~-~ 3. That prior to approval of the Minor Subdivision, a circulation plan for Del Sol Avenue is approved by the Public Works Department. 4. That the remainder of the parcel not now included in this re- zoning, remain in the R~I-4000 Multiple District. A major concern of ~e Council was the remaining .73 acre parcel which was not included in the application, abutting Del Sol Avenue. Mr. John Corley, attorney for Dr. Kreske, stated that his client - would sign a statment to the effect that he would not construct more than two duplex buildings on the parcel and end Del Sol Avenue in a cul-de-sac. It was move~-~nn~ilman Spiliotopoulos and seconded by Councilman Gerton that Ordinance No. 625, amending Ordinance No. 520, rezoning from the RM-4000 Multiple District to the Public and Institutional District, that property described as a portion of Parcel 25, Asses- or's Map Book 99, Page 19, containing 1.63 acres, be introduced.
