237 <br /> <br />of Sycamore Road have been addressed. She pointed out that both <br />sides of Sycamore Road are zoned Agricultural and that there are <br />indications that the NSSP will recommend a PUD - Agricultural <br />zoning for this part of Sycamore Road. She added that the <br />prezoning will allow the development of two lots facing the <br />Mavridis property, which has a conditional access to Sycamore Road <br />once the Sunol Boulevard access is closed down, and that based on <br />drawings presented by staff, an alternative access to Sycamore <br />Road would run through her property. She indicated that she and <br />her husband have not been notified of this alternative access and <br />that they are opposed to any plan which would provide access to <br />the ten lots on the Mavridis property, as well as to the Marshall, <br />Gudaitis and Thompson lots, through their property. She said that <br />approving this request would be premature and would add to the <br />uncoordinated piece-meal approach to planning which has been <br />taking place in the area. She asked Council to consider the <br />neighbors' concerns and work towards the development of an <br />over-all cohesive plan which would preserve the rural <br />environment. <br /> <br /> Ms. Mary Green, 386 Sycamore Road, indicated her agreement <br />with Ms. Macari's statements. <br /> <br /> Mr. Don Temple, 6409 Alisal Street, stated that the prezoning <br />request was premature and recommended that any decision on it be <br />withheld until the NSSP is reviewed and more information on the <br />area is available. He pointed out that the two properties being <br />considered are involved in the proposed realignment of Sycamore <br />Road, and the map showing the new road does not conform with what <br />was proposed in the NSSP. <br /> <br /> Mr. Gary VanWegen, 488 Sycamore Road, stated that he favors <br />annexation in the area but not at any cost. He indicated that the <br />residents of the area have spent almost three years working on the <br />NSSP, which has yet to be approved, to allow the development of a <br />major road without destroying the unique nature of the <br />neighborhood. Now four other plans have come up which are <br />uncoordinated with one another and with the NSSP. He said that <br />more information is needed before any decision can be made, <br />including the final configuration of the Independence Drive and <br />Sycamore Road intersection, traffic and the installation of <br />utilities in the area. <br /> <br /> Ms. Phyllis Couper, 6525 Alisal Street, inquired why staff <br />recommended and Council approved a Medium Density zoning for the <br />Mavridis and Marshall properties when there is no direct access <br />from these areas. <br /> <br /> Mr. Swift replied that the Mavridis property presently has a <br />direct access on Sunol Boulevard which is more than adequate for <br />the proposed ten lots. Two of the Marshall property subdivision <br />lots will use the Mavridis cul-de-sac until Sunol Boulevard is <br />closed and a new road is constructed, which road would ultimately <br /> <br /> - 7 - <br /> 5-15-90 <br /> <br /> <br />
