ADDliCation Of James Fazzari for Development Plan <br /> ADDrOYal tO Create an Approximately 1.3 Acre Site to Accommodate <br /> an Existinq Sinqie-Famiiy Residence and Related Improvements and <br /> an Approximately 3.7 Acre Site for Future Phase Development for an <br /> Approximately Five Acre Site Located at 3710 Trenerv Drive <br /> <br /> Consider Adoption of a Neqative Declaration <br /> <br /> Mr. Swift presented his report (SR 90:189) regarding the <br /> matter. <br /> <br /> Mr. Mercer declared the public hearing open on the <br /> application. <br /> <br /> Mr. Mike Cooper of Cooper and Sword, 4133 Mohr Avenue, <br /> representing Mr. James Fazzari, stated that Mr. Fazzari was in <br /> agreement with all the Conditions of Approval except Condition <br /> No. 11 regarding the establishment of a water easement from Parcel <br /> 1 to Parcel 2. He added that the walnut orchards have not been <br /> irrigated for several years and that Parcel 2 would not need any <br /> water until it is developed. He explained that the water, <br /> sanitary sewer and drainage infrastructure would ultimately come <br /> in to Parcel 2 from the north through the Stoneridge Drive <br /> Extension. He requested that the establishment of the water <br /> easement be removed from the Conditions of Approval. <br /> <br /> Ms. Mohr asked Mr. Cooper if Parcel l's easement on the west <br /> boundary would provide access if the back property is not <br /> developed as envisioned in the Specific Plan, and if the 20-foot <br /> access was adequate to provide access to the back property. <br /> <br /> - 4 - <br /> 5-15-90 <br /> <br /> <br />
