(Planned Unit <br />Development) District, that property described in Assessor's Map Book 941, <br />Block 950. <br />Chairman Plato opened the Public Hearing. Secretary Castro summarized the staff <br />report. He then stated that in reviewing this project, the Planning staff took <br />issue with the commercial development as previously proposed but believed that this <br />had been resolved on the revised map. Mr. Castro feels the multiple area is <br />acceptable, but did want to stress to the Commissioners that they were not obligated <br />to accept the multiple if they did not feel it was acceptable. <br />With respect to the P.U.D., from the Planning point of view, Mr. Castro felt that <br />it could be very effective and feels that it can be supported; the manner in which <br />the home and the lot is being oriented would be attractive in the area. <br />At the Subdivision Committee Meeting held regarding thin application on February 5, <br />1969, several suggestions were made by Caom<isaioner Antonini. These revisions <br />were the addition of one more cul-de-sac, thereby reducing the amount of multiple <br />to 7 acres net, and to provide boat and camper trailer apace in the vicinity of the <br />entrance of the #680 Interchange. A 40 ft. width of land is being left open between <br />the freeway right-of-way and the single-family lots in order to permit the developer <br />to negotiate with the State for landscaping. <br />There would be only one through-street (Muirwood Drive) running through the Foothill <br />Farms, Falender Homes and Highland Oaka developments. The type of units planned <br />for this development will be of equal qualitq ae the other two adjoining developments. <br />Mr. Ted Fairfield of Macxay 6 Somps, engineers for this development, spoke and stated <br />that much preliminary work had been done. They had contacted the school superintendent <br />to check out the school situation and also to discuss the proposed high school. <br />There were changes made from the original plans. First, the access problem was <br />resolved when the developer decided to open up all access roads to the park area. <br />The other change wqs to propose a minimum of 15 ft. eideyard, with seventy-five <br />percent of the homes having 17 ft. sideyarda. Mr. Castro suggested dropping some <br />lots to put in the 40 ft. buffer strip, and adding two more cul-de-sate by moving <br />the multiple area over. They have also eliminated the commercial and added space <br />for boat and trailer storage. There will be a maaimim density of 120 dwelling unite <br />in the 7-acre area set aside for the multiples. <br />The gross residential density will be 5.49 for the RM and 4.56 for the R-1. <br />The architect, Mr. Steen Siakiad of B. A. Berkua Associates of Southern California, <br />again spoke describing the concept, etc. He did stress that the boat and trailer <br />space, according to their estimates, would be inadequate to house more than half <br />of the anticipated mmmber of boats and trailers for the area. <br />There were manq questions from the audience: <br />Mr. Victor Bailey - 4565 Black Avenue <br />How well will the camper-trailer-boat area be protected? The area will be heavily <br />planted with a berm to eliminate as eyesore and will be maintained with the <br />multiple area. This storage area will be made eligible to the entire Falender <br />development. <br />Mra. Nora Grasamver - 7222 Tulivwood Circle <br />What will the apartments look like? Tha reply was that the Commission was only <br />considering the concept at this time. This lady also inquired about the number <br />of children moving in. The proposal is for a rather high grade type of park <br />dwelling, with extensive recreational facilities. <br />Mr. Fred Falender replied to this last question, stating that as far as the number <br />of children are concerned, it would be the developer's desire that it be an adult <br />project but that they would not make this a stipulation. <br />-8- <br />
