This land use <br />designation permits a maximum floor area ratio of 60% and a midpoint floor area ratio of 35%. <br />At a proposed floor area ratio of 27.9%, which includes the garden center, the proposed project <br />conforms to these standards of the Pleasanton General Plan. Therefore, this would be catego- <br />rized as no-impact. <br />b) The existing parcel is located in the Stanley Business Park and is zoned PUD - C (Planned Unit <br />Development -Commercial) District. The City Council approved the Stanley Business Park <br />PUD in December 8, 1981, under PUD-81-15 (Ordinance #1010). The PUD approval made spe- <br />citic automotive-related uses, e.g., repair, sales, etc., and a limited range of commercial uses <br />permitted uses. However, the proposed neighborhood commercial uses will require approval of <br />the PUD development plan modification, which is considered to be compatible with the existing <br />uses of the business park and area. Therefore, this would be categorized as a less-than- <br />significant-impact. <br />c) The proposed development will not conflict with any applicable habitat conservation plan or <br />natural community conservation plan for the site or surrounding area. Therefore, this would be <br />categorized as no-impact. <br />10.
