Therefore, this would be a <br />less-than-significant-impact. <br />b) The project will not use ground water for this project. Any existing wells will be required to be <br />abandoned pursuant to the Alameda County Department of Environmental Health. The devel- <br />opment of this project does not anticipate a loss of groundwater recharge potential. Therefore, <br />this would be categorized as no-impact. <br />c) The overall site development constitutes 591,317 square feet of building/hardscape areas, which <br />will alter the existing drainage pattern from its existing condition. Therefore, this would be a <br />I ess-than-sign ifican t-impact. <br />d) The existing site drainage patterns will be modified by engineering the site to accommodate posi- <br />tive site drainage. This drainage is pretreated by bio-retention facilities before it is discharged <br />into the Arroyo Del Valle and then ultimately to San Francisco Bay. The overall development is <br />situated approximately 200 feet from the closest top-of--bank of the Arroyo Del Valle and is <br />separated from the Arroyo by Nevada Court and the Temple Beth Emek Synagogue property. <br />The proposed site improvements will not alter the alignment or stability of any Arroyo within <br />Pleasanton's jurisdiction. Therefore, this would be categorized as ales-than-significant- <br />impact. <br />g-i) The proposed development is a commercial development, which does not include a housing ele- <br />ment. Housing will not be placed within a 100-year flood hazard. The development will not ex- <br />pose people or structures to a significant risk of loss, injury or death involving flooding. There- <br />fore, this would be categorized as no-impact. <br />j) "fhe City of Pleasanton is not at risk from seiche, tsunami, or mudflow. Therefore, this would be <br />categorized as no-impact. <br />9. LAND USE PLANNING <br />Environmental Setting <br />"I~he project site is vacant property located within the Stanley Business Park. The project proposes to <br />develop the site with a commercial development in conformance to the site's Retail/Highway/Service <br />Commercial, Business and Professional Offices land use designation. <br />Standards of Significance <br />For purposes of this environmental document, an impact is considered significant if the proposed project <br />would: <br />• Substantially alter an approved land use plan that would result in physical change to the envi- <br />ronment. <br />Pleasanton Gateway Initial Study Page 26 of 37 November 8, 2006 <br />
