ENVIRONMENTAL CHECKLIST <br />The following checklist contains the environmental checklist form presented in Appendix G of the <br />CEQA Guidelines. The checklist form is used to describe the impacts of the Proposed Project. A dis- <br />cussion follows each environmental issue identified in the checklist. Included in each discussion are <br />project specific mitigations, which have been incorporated into the project design as a part of the Pro- <br />posed Project. <br />For this project, the following designations arc used: <br />Potentially Significant Impact: <br />An impact that could be significant and for which no mitigation has been identified. [f any potentially <br />significant impacts are identified, an EIR must be prepared. <br />Less Than Significant With MitiEation Incorporated: <br />An impact that requires mitigation to reduce the impact to aless-than-significant level. <br />Less Than SiEnificant: <br />Any impact that would not be considered significant under CF,QA relative to existing standards. <br />No Impact: <br />Any impact that does not apply to the project. <br />AESTHETICS <br />Environmental Setting <br />The subject property is a flat, vacant site facing the corner of Bernal Avenue and Stanley Boulevard. <br />Surrounding uses are described in the following table: <br />Direction Land Use <br />North Stanley Boulevard, Union Pacific Railroad Mainline, and the Pleasanton Self Storage <br />East Pacific, Gas, and Electric substation <br />South Nevada Court and the Temple Beth Emec Synagogue <br />West Bernal Avenue, McDonalds Drive-Through Restaurant, Fairlands Investment Self- <br />Service Gasoline Station (approved, under construction), Diablo Valley Auto Body, and <br />the Bernal Retail Center (approved, not yet constructed). <br />Overall access to the site is from major City arterials including Stanley Boulevard, Bernal Avenue, and <br />Valley Avenue. Direct access is provided to the site from Stanley Boulevard and Bernal Avenue.
