Pleasanton Gntewcry Environmental Checklist V. ENVIRONMENTAL CHECKLIST The following checklist contains the environmental checklist form presented in Appendix G of the CEQA Guidelines. The checklist form is used to describe the impacts of the Proposed Project. A dis- cussion follows each environmental issue identified in the checklist. Included in each discussion are project specific mitigations, which have been incorporated into the project design as a part of the Pro- posed Project. For this project, the following designations arc used: Potentially Significant Impact: An impact that could be significant and for which no mitigation has been identified. [f any potentially significant impacts are identified, an EIR must be prepared. Less Than Significant With MitiEation Incorporated: An impact that requires mitigation to reduce the impact to aless-than-significant level. Less Than SiEnificant: Any impact that would not be considered significant under CF,QA relative to existing standards. No Impact: Any impact that does not apply to the project. AESTHETICS Environmental Setting The subject property is a flat, vacant site facing the corner of Bernal Avenue and Stanley Boulevard. Surrounding uses are described in the following table: Direction Land Use North Stanley Boulevard, Union Pacific Railroad Mainline, and the Pleasanton Self Storage East Pacific, Gas, and Electric substation South Nevada Court and the Temple Beth Emec Synagogue West Bernal Avenue, McDonalds Drive-Through Restaurant, Fairlands Investment Self- Service Gasoline Station (approved, under construction), Diablo Valley Auto Body, and the Bernal Retail Center (approved, not yet constructed). Overall access to the site is from major City arterials including Stanley Boulevard, Bernal Avenue, and Valley Avenue. Direct access is provided to the site from Stanley Boulevard and Bernal Avenue.
