EXHIBIT "B" Conditions of Approval Case UP-92-33 September 15, 1992 The location and operation of the proposed dance studio shall conform substantially to the site plan and written narrative (dated "Received July 1, 1992"), floor plan (dated "Received July 31, 1992"), and related materials, Exhibit A, on file with the Planning Department, except as modified by these conditions. The property oWner shall comply with the Security Code for Lighting of the Vintage Hills shopping center prior to the opening of the dance establishment. The applicant shall apply for and receive design review approval for any proposed signs for the dance studio. These signs shall be consistent with the approved sign program for the Vintage Hills Shopping Center. Hours of operation shall' be Monday through Thursday - 2:00 p.m. to 10:00 p.m., Friday - 2:00 p.m. to 11:00 p.m., Saturday - 1:00 p.m. to 11:00 p.m., and Sunday - 1:00 p.m. to 7:00 p.m.. Patrons must disperse within a half-an-hour after the closing time of the facility. The applicant will be responsible for and shall maintain the surroundings of the dance studio in a clean and orderly manner at all times. The applicant shall also be responsible.to Prevent nuisances createdthrough'the operation of the dance studio, .either within the studio or by its patrons in the vicinity of the dance studio. Alcoholic beverages shall not be sold or permitted within the dance studi° or parking lot at any time. This will be the responsibility of the applicant/owner of the dance studio. The applicant shall also be responsible to maintain the sound level to meet the requirements of the City's Noise Ordinance. The rear doors of the dance studio shall remain closed at all times, except in the case of emergencies. The front doors of the dance studio shall remain closed when not being used for ingress or egress. If, at any time.in the future, the activities of the operation deviate from the above description, or the
