10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />applicant is unable to control the activities of the patrons <br />within the establishment, such that the presence of the <br />dance studio creates loud noise, litter, parking problems, <br />or causing problems and detriment to the surrounding <br />neighborhood in general, at the discretion on the Planning <br />Director, this matter can be submitted to the Planning <br />Commission for their subsequent review at a public hearing. <br />If necessary, the Commission may modify or add conditions of <br />approval to mitigate such impacts, or may revoke said <br />conditional use permit. <br /> <br />The use of the facility shall primarily be a dance studio <br />for dance instruction and not a dance hall. <br /> <br />If additional uses beyond that proposed in the written <br />narrative are desired, prior City review and approval is <br />required. Special events, such as live bands, and other <br />promotional events, shall require prior approval of the City. <br />Such modifications or special events shall'be submitted to <br />the Planning Director, who may approve the modification or <br />special event, or refer the matter to the Planning <br />Commission if judged to be substantial. <br /> <br />Live bands shall not involve the use of electronically <br />amplified instruments but shall be limited to acoustic <br />instruments only. <br /> <br />The dance studio management (or designated representative) <br />shall be responsible for retrieving any and all stray litter <br />generated by this use, both on-site and all immediately <br />adjacent properties off-site. <br /> <br />The applicant shall contact the Building and 'Fire <br />Departments to determine all applicable-requirements. The <br />structure must be made to conform with all applicable <br />occupancy requirements, codes, and ordinances of the City. <br />Ail future tenant improvements shall be included as part of <br />this condition. <br /> <br />That all other applicable City permits shall be obtained by <br />the applicant. <br /> <br />(AP9214.SRC)pm¢ <br />September 15, 1992 <br /> <br /> <br />
