Re <br /> <br />be <br /> <br />do <br /> <br />it shall be screened from view from the Pleasanton valley <br />floor and/or 1-580 (between Foothill Road and Palo <br />Verde Road) by existing topographic features or existing <br />vegetation; <br />it shall be capable of being reached by fire vehicles <br />within a five-minute response time unless otherwise <br />nfitigated; <br />for developments with three or more units, it shall be <br />capable to being reached by City streets meeting City <br />standards for slope, length of cul-de-sac, and width; and <br />it shall be capable of being served by City water and <br />sewer systems or by private systems conforming to <br />Alameda County Public Health standards. <br /> <br />Miscellaneous Pleasanton Riduelands Plan Policies <br />The breadth of goals to be accomplished within the Pleasanton Ridgelands requires <br />additional, specific policies be met in addition to those which can be delineated as pan of the <br />land use designations as 'Development Zone" and 'Buffer Zone.' These specific criteria are <br />either new performance criteria not found elsewhere in the General Plan or are more <br />restrictive criteria than those allowed elsewhere in the Planning Area. <br /> <br />Park Policies - A key component of the Pleasanton Ridgelands Plan is the goal <br />of achieving substantial open space parkland. The following policies are designed to <br />assure the ultimate provision of both regionally-oriented open space parkland and <br />trails and locally-serving neighborhood and community parks. <br /> <br />Policy P.R.IO: <br /> <br />Publicly-owned, accessible open space parkland shall be secured <br />in conjunction with any development within the Pleasanton <br />Ridgelands. Open space parkland should have the necessary <br />physical characteristics and should be in an amount, location, <br />and configuration, satisfactory to the City of Pleasanton, to <br />accommodate the following uses: <br /> <br />a. retreat facility; <br />b. equestrian center; <br />c. picnic facility; <br />d. staging area; <br />e. amphitheater; <br />f. nature study facility/museum/animal recovery center; <br /> lake; <br />h. camping; <br />i. day camp; <br />j. view points; and <br />k. trails. <br /> <br />Page 6 <br /> <br /> <br />
