The amphitheater shall be a self-contained facility on <br />a site of approximately 10 acres including the theater, <br />parking, and picnic area. Seating capacity shall be a <br />maximum of 3,500 people. The total acreage of the <br />facility may exceed ten acres in order to achieve a <br />satisfactory separation of the parking and picnic areas <br />from the amphitheater. The facility should be <br />available to private and community groups on a rental <br />basis and have access to public roads. Ideally, the <br />facility should be located in a wooded area with a <br />distinct separation of the amphitheater from the <br />parking facility serving it; a pedestrian orientation, <br />including connection to a public trail system, would be <br />preferable. The parking facility serving the <br />amphitheater would preferably be located off-site in a <br />parking facility capable of joint use with the <br />amphitheater. Parking provided should be sufficient <br />for the proposed amphitheater, with roughly 750 - 1000 <br />spaces for the maximum size facility.
