Policy P.R.23: <br /> <br />Development within the Pleasanton Ridgelands shall be subject <br />to development of an environmentally sound drainage and flood <br />control plan which is designed to protect downstream wildlife, <br />riparian zone habitat, and other beneficial uses of existing <br />streams. <br /> <br />Policy P.R.24: <br /> <br />Development in the Pleasanton Ridgelands shall be designed to <br />preserve as many trees as feasible, both heritage trees and <br />others. <br /> <br />Ridgeline View Protection - Views of the crest of the ridges, when travelling the 1- <br />580 corridor and from the P1easanton valley floor, are of a virtually unbroken horizon <br />of natural, undeveloped open space. The few exceptions, houses which sit quite <br />unnaturally atop the ridge, significantly affect the visual experience of viewing the <br />ridges. A key goal of the Plea~nton Ridgelands Plan is to protect the naturalness of <br />the ridgetops, to ensure that no more structures are built on or near ridgetops in a <br />manner which allows their silhouettes to be visible above the horizon line of the <br />ridges. <br /> · <br /> <br />Policy P.R.25: <br /> <br />No new development of habitable or accessory structures in the <br />Pleasanton Ridgelands shall occur on any ridgeline, as defined <br />hereafter, in a manner which would make any part of the <br />structure higher than the plane horizontal to and at the elevation <br />of the adjoining ridgeline. In addition, no structure shall be <br />constructed in a manner which would make any part of the <br />structure visible above the natural skyline of the ridges defined <br />hereafter, when such structure is viewed from the Pleasanton <br />valley floor (Foothill Road and all land within the City limits <br />easterly of Foothill Road) or from 1-580 (between Foothill Road <br />and Palo Verde Road). <br /> <br />Ridgelines subject to this restriction are shown on Exhibit P.R.- <br />3 and are generally described below: <br />a. Pleasanton Ridge and spur ridges stemming therefrom; <br />b. Main Ridge above Tehan and Gold Creeks and spur <br /> ridges stemming therefrom; <br />c. Sunol Ridge, east side; <br />d. Ridges as perceived above 1-580, between Palo Verde <br /> Road and Foothill Road, except that structures which are <br /> set back far enough from the apparent ridge crest so that <br /> they cannot be seen from 1-580 shall be deemed to be <br /> *not on a ridge* and, therefore, shall be exempt from <br /> this restriction. <br /> <br />Page 11 <br /> <br /> <br />
