Mundie & Associates works closely with Lead Agency staffto define the scope of each CEQA project <br />appropriately, structure the research and reporting effort to achieve CEQA's disclosure objectives, and <br />facilitate the use of the EIR for planning purposes through strategic formulation of alternatives. <br /> <br />Environmental Impact Analysis of a Mixed-use Retail/Cinema Project <br />~' evaluation of potential impacts of a proposed project in downtown Redwood City that would provide <br />80,000 square feet of retail space and a 20-screen, 4,500-seat multiplex cinema on one block and a 988- <br />space parking structure with approximately 36,000 square feet of retail space (including a specialty <br />foods market) on a second block. Key issues were traffic, air quality, noise, cultural resources, visual <br />impacts, and toxic/hazardous materials. M&A was instrumental in the formulation of project <br />alternatives, one of which was selected by the City and the developer in lieu of the original proposal. <br /> <br />EIR on Specific Plan with Residential and Golf Course Development ~ <br />impact analysis of the Happy Valley Specific Plan in Pleasanton. Happy Valley is an unincorporated <br />rural community adjacent to the City. Pleasanton proposed to annex the rural residential area and <br />adjacent open space for the purpose of developing a municipal golf course. The proposal also included <br />development sites for approximately 134 new homes, a new access road, and water and sewer service <br />to the new development and to the existing residential community. Issues include infi'astructure, <br />traffic, noise, biology, geology, and cultural resources. Following completion of CEQA review, the <br />project was revised to focus on the municipal golf course. <br /> <br />Environmental Impact of Specific Plan for Urban Expansion Area ~ <br />Identification of environmental issues associated with the implementation of a specific plan in a 2,700- <br />acm area at the southern edge of the City of Antioch. This EIR builds on an earlier EIR M&A had <br />prepared on the infrastructure plan to extend public services to the area (formerly called Future <br />Urbanization Area #1). Issues include residential density, visual effects fi.om a neighboring regional <br />preserve, preservation of wildlife habitat and corridors, traffic congestion, and appropriate mix of non- <br />residential uses. An 18-hole municipal golf course, proposed to be one of the project's key initial uses, <br />is also being addressed by the environmental document (FEIR currently in preparation). <br /> <br /> EIR on Specific Plan for Mixed-Use Development ~ impact analysis of a <br /> proposed Specific Plan for the East Lone Tree Area (formerly Future Urbanization Area #2) in the City <br /> of Antioch. The 800-acre planning area is traversed by a ridgeline of hills, a division that would be <br /> reinforced by the construction of the State Route 4 Bypass (the "Delta Expressway") proposed to pass <br /> through the area. The plan called for a combination of office/light industrial, regional and community <br /> commercial, and residential uses. Key environmental issues included transportation, infi.astmcture, <br /> hydrology and visual impacts. This EIR was certified in 1996 and construction of the project is in <br /> progress. <br /> <br /> EIR on Specific Plan for a Major Development ~ assessment of impacts under <br /> California environmental law of a major mixed use project Pleasanton's Bemal site, within half a mile <br /> of the city's downtown. The site, adjacent to an interchange of 1-680 and traversed by the ACE <br /> commute train (with the possibility of an onsite station), was proposed for some 2,200 housing units <br /> and 750,000 square feet of employment and retail use.
