Initial Study and Environmental Checklist Form for PUD-33 December 4, 2003 An Initial Study has been prepared under the direction of the City of Pleasanton Department of Planning and Community Development for the application by James Tong of Charter Properties, on behalf of the property owners Jennifer Lin, Frederic Lin, and Kevin Lin, for PUD-33, an ap- plication for PUD development plan approval to develop up to 98 single-family detached homes and ancillary improvements on a 562-acre property located near the present terminus of Hearst Drive and on the easterly side of the Kottinger Ranch development and on the southerly sides of the Vintage Hills and the Grey Eagle Estates developments. The subject property is zoned PUD (Planned Unit Development) - RDR/OS (Rural Density Residential/Open Space) district. On the basis of the following Initial Study, which evaluated the environmental effects of the proposed project, the City of Pleasanton has found that the proposed project, including mitiga- tion measures which would be incorporated in the project, could have a significant effect on the environment.
