Point #8: Respect setbacks and minimum lot dimensions <br /> We think the insufficient minimum lot sizes, dimensions and setbacks in the Dublin neighborhoods <br /> mentioned above is what makes them look and feel so claustrophobic and incompatible with the <br /> semi-rural aesthetic of the Vineyard Corridor. More concretely, without usable driveways, our new <br /> neighbors would be forced to park on the streets, including on streets in our existing <br /> neighborhoods. <br /> While the R-1-8500 zoning the City specified for Neal has somewhat smaller minimum <br /> requirements than the Vineyard Corridor Specific Plan, we think they are still reasonable. We ask <br /> the City to hold its ground on these requirements and not lower them any further going forward. <br /> Point #9: Have a mix of 2-story and 1-story houses like the surrounding neighborhoods <br /> All the surrounding neighborhoods have a mix of 2-story and 1-story houses, while the Dublin <br /> developments only have 2-story houses. The main problem with only having 2-story houses is that <br /> it excludes community members that have a hard time with stairs, making the neighborhoods less <br /> diverse. <br /> The other problem with having only 2-story houses is that it gives the streets an overbuilt and <br /> claustrophobic look which would be out of place with the surrounding neighborhoods. Mixing in <br /> some smaller 1-stories would improve affordability and better match the surrounding <br /> neighborhoods. <br /> Point #10: Improve road safety of intersections with Vineyard Ave <br /> We believe the existing intersections that connect the Neal property to Vineyard Ave (both Manoir <br /> Ln and Thiessen St) are currently unsafe. <br /> When traveling out of town on Vineyard Ave (which has a high speed limit) turning right on to <br /> Manoir or Thiessen requires slowing down. The importance of slowing down will increase if the <br /> Neal development adds houses facing these streets. Unfortunately, Vineyard Ave often has <br /> tailgaters that pull dangerous maneuvers (like swerving into oncoming traffic) when we try to slow <br /> down. We think adding full sized right turn pockets on Vineyard Ave for both of these intersections <br /> will significantly improve safety, and should be paired with the Neal Development. <br /> Additionally, turning left out of Thiessen St is particularly dangerous, due to the curve blocking <br /> visibility of traffic traveling out of town. One undersigned resident had both of their children get into <br /> accidents trying to turn left out of Thiessen. We think connecting Manoir and Thiessen by, say, <br /> extending Vineyard Heights Ln like we did in our diagram above will make it possible for residents <br /> facing Thiessen to exit via the relatively safer left turn off of Manoir Ln. This applies to both <br /> existing residents and new Neal property residents. <br /> June 1, 2023 8
