We also think that having houses facing Thiessen St and Manoir Ln will better connect the new <br /> development with the existing neighborhoods, making our new neighbors closer to the existing <br /> community. <br /> As a proof of concept, here’s a layout that incorporates the above ideas. The layout includes a 1.5 <br /> acre Neighborhood Park along Old Vineyard Trail and a 1.5 acre vineyard along Vineyard Ave. <br /> The internal roads are 30 feet wide plus 5 foot sidewalks on each side (like the surrounding <br /> neighborhoods). <br /> https://www.google.com/maps/d/u/1/edit?mid=1gwcB5ku-9Xs3v4JT DEgp7vHuqiNWw usp=sharing <br /> By minimizing internal roads, this layout achieves an average (and minimum) lot size of 10k square <br /> feet. <br /> The above layout extends Vineyard Heights Ln, connecting Thiessen St and Manoir Ln. This <br /> should make it safer for Residents to exit the neighborhood (see Point #10 ). We also think that it <br /> would allow the existing access road adjacent to the Old Vineyard Trail to be removed (along with <br /> the associated retention wall). That would allow the Neighborhood Park to connect directly and at <br /> the same grade to Old Vineyard Trail. It would also make the interface between Old Vineyard Trail <br /> and any houses backing onto it from the Neal property the same as in the surrounding <br /> neighborhoods. <br /> We encourage the City to consider these ideas when working with the developer on a layout. <br /> June 1, 2023 7
