BOULDER STREET AND VALLEY AVENUE IMPROVEMENTS: The Project shall <br />construct improvements to the Boulder Street/Valley Avenue intersection. These shall <br />include upgrading the traffic signals to full 8-phase protected left turn operations with <br />appropriate pedestrian provisions. Two exit lanes shall be pro vided on the Project’s <br />approach including a separate left turn and a shared through-right turn lane. Project <br />Specific Condition <br />143. SANTA RITA ROAD AND VALLEY AVENUE IMRPOVEMENTS: The Project shall <br />construct improvements to the Santa Rita Road/Valley Avenue intersection which shall <br />include the widening of the intersection to include a third southbound left turn lane, a <br />second westbound left turn lane, and the extension of the westbound left turn pockets <br />(“Santa Rita Road/Valley Avenue Improvements”). As a condition precedent to approval <br />of the final map, the City and the applicant shall enter into a subdivision improvement <br />agreement, subject to the city’s bonding requirements, for the completion of the Santa <br />Rita Road/Valley Avenue Improvements. The Santa Rita Road/Valley Avenue <br />Improvements shall be completed prior to the earlier of the following: 1) the issuance of <br />the 300th dingle-family residential building permit, or 2) three years from the date of <br />execution of the Subdivision Improvement Agreement. The Santa Rita Road/Valley <br />Avenue Improvements shall be eligible for a fee credit in accordance with Pleasanton <br />Municipal Code Section 3.26.070. Should the applicable fee credits exceed the required <br />transportation development fee, the applicant shall be entitled to reimbursement pursuant <br />to a reimbursement agreement in accordance with Pleasanton Municipal Code Section <br />3.26.080. Project Specific Condition <br /> <br />144. INTERSECTION IMPROVEMENTS: The Project shall modify the following two <br />intersections to include striped crosswalks with associated ADA ramps and traffic signal <br />modifications as necessary: <br />a. The north leg of the Busch Road/Valley Avenue intersection shall allow pedestrian <br />and bicycle crossings across Valley Avenue. <br />b. The west leg of the Busch Road/Ironwood Drive intersection shall allow pedestrian <br />and bicycle crossings across Busch Road. Project Specific Condition <br /> <br />145. BUSCH ROAD IMPROVEMENTS: The Project shall construct Busch Road along the <br />entirety of the Project frontage, as a two-lane roadway, in accordance with Section <br />19.36.050 of the Pleasanton Municipal Code, inclusive of a single -lane roundabout which <br />is the appropriate means of traffic control for safe and efficient operation of the <br />intersection of Busch Road and Street D (“Busch Road Improvements”). The roundabout <br />shall be designed to fit entirely within the existing right of way without requiring any <br />dedication of additional right(s)-of-way by developer or third parties. As a condition <br />precedent to approval of the final map, the City and the applicant shall enter into a <br />subdivision improvement agreement, subject to the City’s bonding requirements, for the <br />completion of the Busch Road Improvements. The Busch Road Improvements shall be <br />eligible for a fee credit in accordance with Pleasanton Municipal Code Section 3.26.070. <br />Should the applicable fee credits exceed the requirements transportation development <br />fee, the applicant shall be entitled to reimbursement pursuant to a reimbursement <br />agreement in accordance with Pleasanton Municipal Code Section 3.26.080.
