November 8, 2024 <br />Page 2 <br /> <br />7357-013acp <br /> printed on recycled paper <br />include approval of a site development permit and building permits and approval of <br />a Vesting Tentative Map. <br /> <br /> The Arroyo Lago Project site consists of three Assessor’s Parcel Numbers <br />(“APNs”)-APN 946-4634-1 (the residential site) as well as APN 946-4634-2 and APN <br />946-1350-3-10 (the off-site improvements),1 owned by USL Pleasanton Lakes L.P. <br />and Lionstone U.S. Land One L.P.2 On June 4, 2024, USL Pleasanton Lakes L.P <br />submitted an SB 330 application for the Senior East County Lakes Busch Road <br />Project, a proposed Builders Remedy3 project to be located at parcel APN 946-4634- <br />2 (the same parcel proposed for the Arroyo Lago Project’s offsite improvements).4 <br /> <br /> The Senior East County Lakes Project proposes to develop a 61.6-acre <br />southwestern portion of the parcel with senior housing (age restricted for 55 years <br />and older) consisting of 357 single-family residences and duet homes and 212 <br />multifamily independent and/or assisted living units (569 total units).5 The Senior <br />East County Lakes Project proposes a high density independent/assisted living <br />facility which will include approximately 1,822 parking spaces and an internal <br />circulation system to accommodate bike and vehicular travel, as well as ingress and <br />egress to the Property.6 The Senior East County Lakes Project also proposes a <br />6,000 sq. ft. clubhouse amenity space for residents to congregate and dine, as well <br />as an open space courtyard and activity space for outdoor recreational uses (e.g., <br />potentially an amphitheater, bocce ball court, pool and pool house) on a 6.5-acre <br />portion of the site.7 The Arroyo Lago Project and Senior East County Lakes Project <br />share a common property owner, would undergo concurrent development and <br />operation, and would occupy the same parcel, APN 946-4634-2.
