<br />Re: Comments on Draft Environmental Impact Report for Arroyo <br />Lago Residential Project (SCH No. 2023050339) <br /> <br />Dear Ms. Rose and Mr. Lopez: <br /> <br /> On behalf of East Bay Residents for Responsible Development (“EBRRD”), we <br />submit these comments on the Draft Environmental Impact Report (“DEIR”) <br />prepared by Alameda County (“County”) for the Arroyo Lago Residential Project <br />SCH No. 2023050339) (“Project”) proposed by 330 Land Company, LLC <br />(“Applicant”). <br /> <br /> The Project described in the DEIR proposes construction of 194 market-rate <br />single-family homes, with 49 accessory dwelling units. The approximately 26.6-acre <br />site would be developed with 7.3 dwelling units per gross acre for approximately <br />694 residents. The existing four parcels within the Project site would be <br />reconfigured into 194 residential lots and 21 open space and park parcels. The <br />Project would also include several off-site improvements at different locations <br />throughout APNs 946-4634-002 and 946-1350-3-10 including the development of a <br />1-acre sewer treatment plant, a 0.4-acre water storage and booster pump facility <br />with a 400,000 gallon capacity, a 2.5 acre recycled water storage facility with a <br />900,000 gallon capacity, approximately 8.5 acres of agricultural irrigation recycled <br />water spray fields, and two bioretention areas with treatment areas sized at <br />approximately 0.9-acre and 0.03-acre, respectively.
