PUD-134 <br /> Hopyard Road Shell/7-Eleven Redevelopment Initial Study and Negative Declaration <br /> ■ Conditional Use Permit to operate a self-service station with a drive-through <br /> carwash and convenience store with the sale of alcoholic beverages. <br /> Building: <br /> ■ Demolish existing on-site buildings and structures including: <br /> O 1,962-square-foot auto service building; <br /> O 1 ,972-square-foot fuel station canopy; and <br /> O 2,224-square-foot 7-Eleven convenience store. <br /> ■ Construct the following new buildings and structures: <br /> o An approximately 1 ,290-square-foot drive-through carwash building; <br /> o An approximately 3,311-square-foot fuel station canopy, which would <br /> be located over reconstructed pump islands with two additional fuel <br /> pumps, increasing the total number from four (eight dispensers) to six <br /> fuel pumps (12 dispensers); <br /> o An approximately 3,034-square-foot 7-Eleven convenience store; and <br /> o New trash enclosure. <br /> Operation <br /> • Cease operation of the existing auto service/smog check business; <br /> • Maintain Operation of a 24-hour 7-Eleven convenience store with the sales <br /> of alcoholic beverages; <br /> • Maintain operation of the existing 24-hour self-service Shell fuel station; and <br /> • Operate a self-service drive-through carwash from 7 a. m. -10 p. m. <br /> Site Development <br /> • Shift the existing driveway on W. Las Positas Boulevard 10 feet easterly; <br /> • Eliminate the existing driveway from Hopyard Road to the existing 7-Eleven <br /> convenience store; <br /> • Widen the southernmost driveway at the existing Shell station on Hopyard <br /> Road from 35 feet to 45 feet; <br /> • Eliminate the existing drive aisle connecting the 7-Eleven convenience <br /> store site to the adjoining church property to the south; <br /> • Remove existing trees that would be impacted by the proposed <br /> development and landscaping between the Shell fuel station and 7- <br /> Eleven store; <br /> • Install new landscaping on the project site; <br /> • Modify on-site circulation and install 17 parking spaces; and <br /> • Add one underground fuel storage tanks for diesel fuel. <br /> Convenience Store: The convenience store is designed in a triangular "home-plate" <br /> shape with the front face of the building oriented northeast, towards the <br /> Hopyard/West Last Positas intersection. The north side of the convenience store <br /> 7 <br />
