80. The applicant shall comply with the recommendations of the following geotechnical <br /> reports: <br /> a. "Preliminary Geotechnical Exploration, Yee Property, Pleasanton, California <br /> dated October 20, 2005, prepared by Engeo, Inc. <br /> b. "Supplemental Geotechnical Exploration, Yee Property, Pleasanton, California <br /> dated February 22, 2006, prepared by Engeo, Inc. <br /> 81. The applicant's geotechnical consultant shall review and approve all foundation, <br /> retaining wall, and drainage geotechnical aspects of all final development plans and /or <br /> building permit plans to ensure that the recommendations have been properly <br /> incorporated into the development. The consultant shall certify by writing on the plans or <br /> as otherwise acceptable to the City Engineer and the Building and Safety Division that <br /> the final development plan and /or building permit plan is in conformance with the <br /> geotechnical report approved with the project. <br /> 82. Where the water main crosses the Alquist Priolo fault zone, the applicant shall install flex <br /> couplings and valves on both sides of the fault zone to isolate the water line. The details <br /> shall be shown on the improvement plans submitted with the parcel map for the review <br /> and approval by the City Engineer and the Planning Division. <br /> 83. The developed project site shall be maintained through an ongoing Slope Management <br /> Program (SMP) and a Plan of Control (POC), administered by the Geologic Hazard <br /> Abatement District (GHAD). The applicants shall submit the SMP and POC, prepared <br /> by an approved geotechnical consulting firm with budgets and assessments funding the <br /> GHAD to the City Engineer for review and approval prior to approval of the parcel map <br /> for this development. <br /> Open Space Area <br /> 84. The open space areas on Lots 1 through 4 shall be preserved in perpetuity by deed <br /> restrictions in lieu of a third party agency, such as the Tri- Valley Conservancy. The <br /> wording for the deed restriction shall be submitted to the City Attorney for review and <br /> approval before approval of the parcel map. <br /> Urban Stormwater Design Requirements <br /> 85. The project shall comply with the Alameda Countywide NPDES Permit #CAS0029831, a <br /> copy of which is available at the City, Alameda County and State offices and internet <br /> sites. In addition to the Standard Urban Stormwater Runoff Requirements for compliance <br /> with the Alameda County NPDES Permit, the project shall also comply with the Permit's <br /> Hydro Modification requirements as approved by the Regional Water Quality Control <br /> Board for Alameda County. <br /> 86. The parcel map shall show easements for the storm water treatment areas and hydro <br /> modification management areas to be deeded by separate instrument to the MA. <br /> 87. The following requirements shall be incorporated into the project: <br /> a. The applicant shall submit a final grading and drainage plan prepared by a licensed <br /> civil engineer depicting all final grades and on -site drainage control measures <br /> including bio swales and hydromodification. Irrigated bio- retention swales and <br /> 20 <br />
