b. Roof trusses shall be engineered to handle an additional load of five pounds per <br /> square foot beyond that of the anticipated load for the roofing material. <br /> c. An area shall be provided near the electrical panel for the "inverter" required to <br /> convert the direct current output from the photovoltaic panels to alternating current. <br /> d. The home design and siting on the lot shall maximize the structure's solar <br /> exposure with broad sloping roof surfaces facing a southeast to southwest. <br /> These measures shall be shown on the building permit plan set submitted to the <br /> Planning Division for review and approval before issuance of the building permit. The <br /> applicant shall provide the future homeowners the necessary information delineating the <br /> means by which photovoltaic panels can be applied to the roofs of the structures <br /> covered by this approval. This condition shall appear in the design guidelines. <br /> Engineering Requirements <br /> 40. The storm drainage from each lot shall be directed to an approved storm drain system <br /> unless otherwise approved by the Chief Building and Safety Official and /or the City <br /> Engineer. <br /> 41. The design for any retaining wall or combination of retaining walls to be constructed with <br /> this development and with the private lots shall be first submitted to the Planning <br /> Division for review and approval. Once approved by the Planning Division, any retaining <br /> walls higher than four -feet from the top of the wall to the bottom of the footing shall be <br /> designed and wet stamped by a registered civil /structural engineer. The designer shall <br /> submit the detailed design /engineering plan and calculations for the retaining wall(s) to <br /> the Building and Safety Division and GHAD engineer for review and approval before the <br /> issuance of a building permit. This statement shall be added to the design guidelines <br /> 42. The applicant shall post with the City prior to approval of parcel map, a 100 percent labor <br /> and materials and a 100 percent performance bond and warranty bond for all public <br /> subdivision improvements. Additionally the applicant shall post with the City, prior to <br /> approval of parcel map, a 100 percent performance bond for all private subdivision <br /> improvements. <br /> 43. The applicant shall be responsible for the installation of a private street lighting system <br /> serving this development. The design and location of the streetlights shall be shown on <br /> the improvement plans to the satisfaction of the City Engineer and the Planning Division <br /> before recordation of the parcel map. The streetlights shall be designed, located, and <br /> maintained to minimize their visibility from Foothill Road and the adjoining developments <br /> and to minimize night -sky pollution to the greatest extent possible. Maintenance of the <br /> fixtures shall be the responsibility of the Maintenance Association. <br /> 44. The applicant shall obtain the necessary off -site easements and /or agreements <br /> worded to the satisfaction of the City Attorney, City Engineer, and the Director of <br /> Community Development on the lots covered by Tract 6275 and Parcel Map 7620 for <br /> any work on the adjoining properties, and shall submit these easements and /or <br /> agreements with the tentative parcel map application. <br /> 45. The applicant shall construct any retaining walls along the private road serving the lots <br /> covered by this approval behind the Public Service Easement (PSE) subject to the <br /> review and approval of the City Engineer and /or the Building and Safety Division. <br /> 13 <br />
