ORDINANCE NO. 1308 <br /> <br /> EXHIBIT "A" <br /> <br /> CONDITIONS OF APPROVAL OF PUD-87-4 <br /> <br />1. That the development shall be substantially as shown on the <br /> plans, Exhibit A, on file with the Planning Department except <br /> as modified in any of the following conditions. <br /> <br />2. That except as shown on Exhibit A, all uses and site <br /> standards for the project shall be those of the RM-4,000 <br /> zoning district. <br /> <br /> 3. That the applicant be required to install automatic door <br /> openers and roll up type garage doors. <br /> <br /> 4. That red curbs or "No Parking" signs, as required by state <br /> law to enable enforcement, be installed along all curbs along <br /> interior access roads in order to maintain clear fire lanes <br /> at all times. <br /> <br /> 5. That all appropriate construction methods be utilized in <br /> order to attain an interior noise level at or below 45 dBA <br /> Ldn. <br /> <br /> 6. That the following noise mitigation measures should be <br /> included in the project: <br /> a. A 6' solid plexiglass fence should be constructed on the <br /> southern perimeter of the lower recreation area and on <br /> the northern perimeter of the upper recreation area. <br /> b. Windows and sliding glass doors in units located within <br /> zones 1 and 3 on the noise diagram will require Sound <br /> Transmission Class (STC) ratings up to 36. Windows in <br /> these units will need to be closed and mechanical, sound <br /> rated ventilation systems will need to be installed in <br /> order to meet City noise standards. <br /> <br /> 7. That the design of the pool equipment room and cabana be <br /> revised to include tile roofs and high windows, similar to <br /> the other structures on the site. <br /> <br /> 8. That the maintenance building be screened on the north side <br /> by trees sufficient in size to screen views from 1-580. <br /> <br /> 9. That the design of the cabana area be revised to include a <br /> small lawn area for use as a tot lot. <br /> <br /> 10. That the final landscape plan be submitted for review and <br /> approval by the Planning Director prior to approval of the <br /> tentative map. <br /> <br /> 11. That the design and configuration of the private entrance <br /> drive be reviewed and approved by the Planning Director and <br /> City Engineer prior to approval of the tentative map. <br /> <br /> <br />
