12. The applicant shall construct a bridge over Laurel Creek, the <br /> design of which shall be subject to the approval of the City <br /> Engineer, the Department of Fish and Game, and the Design <br /> Review Board. The preferred material is wood, unless it is <br /> demonstrated that another material must be used for engineering <br /> reasons. <br /> <br />13. The portion of "A" Street between Foothill Road and "A" Court <br /> shall be reduced in width to 32 feet curb to curb except at the <br /> intersection of Foothill Road where the road shall be widened <br /> to accommodate an extra outbound lane. The street shall have a <br /> 5 foot monolithic sidewalk on the south side and there shall be <br /> no on-street parking. This change shall be shown on the tenta- <br /> tive map. <br /> <br />14. The applicant shall submit a detailed fence plan for the proj- <br /> ect for approval by the Design Review Board prior to <br /> recordation of the final map. Special attention shall be given <br /> to fence design in areas of visual sensitivity. <br /> <br />15. The applicant shall submit a detail of the proposed street <br /> lighting for the project. The design and type of the street <br /> lights shall be subject to the approval of the Planning Direc- <br /> tor. The applicant shall use street lights with minimum visual <br /> impact consistent with safety needs. High intensity lighting <br /> shall be avoided or kept to an absolute minimum. Proposed park <br /> lighting shall be professionally designed to minimize impacts <br /> on nearby residents and off-site viewpoints. <br /> <br />16. The applicant shall create a safe wildlife corridor north and <br /> south of "B" Street on Northwest Hill, as follows: <br /> <br /> a. Street trees and other planting shall be set back from the <br /> street in this area. <br /> b. The applicant shall post the area with "Deer Crossing" <br /> and 20 mph signs. <br /> c. The applicant shall provide dense native planting in the <br /> common open space adjacent to Lots 60 through 65 and 67. <br /> <br /> A wildlife biologist and a botanist shall be consulted in the <br /> planning of this corridor area. The applicant shall provide <br /> written certification from these consultants as to the adequacy <br /> of this wildlife corridor as a condition of tentative map <br /> approval. <br /> <br />17. The applicant shall incorporate the following biotic conser- <br /> vation measures into the CC&R's for the project: <br /> <br /> a. No stock grazing or other types of vegetation control <br /> measures shall be allowed in open space areas except for <br /> fire control measures. <br /> b.
