c. The applicant shall use Quercus agrifolia as a street tree <br /> at the corner lots on "A" Street. <br /> <br />7. The applicant shall submit park design plans for both on-site <br /> parks. The design of the City park shall be subject to the <br /> approval of the Parks and Recreation Commission prior to <br /> recordation of the final map. Both parks shall be designed to <br /> blend with their adjoining natural setting, including protec- <br /> tion of existing trees. Grading and paving shall be kept to a <br /> minimum consistent with park facility needs; however, adequate <br /> on-site parking shall be provided. The applicant shall provide <br /> a tot lot and tennis courts and/or sports courts in the 1.1 <br /> acre private park. <br /> <br />8. The applicant shall delete the textured paving on public <br /> streets, unless the maintenance of these paved areas is assumed <br /> by the homeowners association. If the latter is the case, this <br /> maintenance shall be incorporated into the CC&R's for the <br /> project. <br /> <br />9. The location for the access road from Foothill Road shall be at <br /> Entry Alternative A. If there is an Engineering problem with <br /> this alignment, the matter shall be referred back to the City <br /> Council for review. <br /> <br />10. The applicant shall adhere to the following visual mitigation ~ <br /> measures: <br /> <br /> a. One-story houses shall be constructed on Lots 8, 12, 15, <br /> 17, 18, 29 through 37, 54, 55, 93, 94,and 95. No second <br /> story additions shall be permitted on these lots. The <br /> applicant shall disclose this limitation to all prospec- <br /> tive homebuyers of these lots and shall record it in the <br /> CC&R's in a form subject to the approval of the City <br /> Attorney. <br /> b. Trees shall be planted in front of and behind the lots on <br /> "A" Court and along "A" Street. Also, the applicant shall <br /> provide an appropriate landscape screen along the easterly <br /> property lines of Lots 84 through 88 and 97 through 100 to <br /> shield the Kolb residence, along the upper portion of "B" <br /> Street to shield Quiet Valley Ranch, and adjacent to <br /> existing homes located along Dublin Canyon Road to the <br /> north and west of the site. These changes shall be shown <br /> on the final landscape plan. <br /> c. The applicant shall work with the City to design the new <br /> water tank such that it will be concealed from view <br /> from developed areas of Pleasanton. Berms and other <br /> measures shall be used to conceal the tank, and measures <br /> shall be taken to protect nearby trees. <br /> <br /> 11. Lots 99 and 100 shall be eliminated from the plan and "B" <br /> Court shall be terminated in a cul-de-sac at Lots 97 and 98. <br /> The applicant may add Lots "C" and "D", as shown on the plan <br /> presented to the City Council, to replace Lots 99 and 100. <br /> Rev.6/19/90 <br /> -13- <br /> <br /> <br />
