PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1934 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF A PLANNED UNIT <br />DEVELOPMENT FOR DOROTHY JOHNSON AS FILED UNDER CASE <br />PUD-80-13. <br />WHEREAS, Dorothy N. Johnson has applied to rezone from the R-1-6500 <br />(Single-Family Residential) District to the PUD (Planned <br />Unit-Medium Density Residential) District an approximately <br />10 acre site located on the south side of Vineyard Avenue <br />approximately 120 feet west of Pico Avenue; and <br />WHEREAS, the Planning Commission held a public hearing on <br />January 14, 1981 at which time all pertinent documents <br />and testimony were reviewed. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission recommends approval of case <br />PUD-80-13 subject to the following conditions: <br />1. That approval of this case is only for the 26 <br />single family residential lots shown on the plan <br />and that no commitment of any type is made for the <br />2.47 acre townhouse/condominium portion except that <br />the concept of townhouses or condominiums in this <br />area is acceptable. <br />2. That the development be substantially as shown on <br />that portion of the development plan, Exhibit A, <br />labeled "single family residential" (28 residential <br />units). <br />3. That approval of the 28 single family residential <br />lots does not constitute approval of the townhouse/ <br />condominium section (2.47 acres) of the subject pro- <br />perty and that a complete site plan, elevations and <br />landscape plan must be submitted for approval by the <br />Planning Commission and City Council before the zoning <br />of that property is deemed complete. The number of <br />units, circulation and vehicular access to these areas <br />shall be determined only upon the submittal of these <br />future plans. <br />4. That no development on the townhouse/condominium <br />portion of the subject site shall take place prior <br />to the connection of Pico Avenue to Stanley Boulevard. <br />5. That there shall be an emergency accessway from the <br />southern portion of the site to Kottinger Park through <br />
