or between either lots 14, 15 or 16, the exact .location <br />and design of the accessway to be determined by the - <br />applicant, staff and neighbor on Rowell who expressed <br />concern with its location. <br />6. That the applicant be aware that the exact cross- <br />sections and design details of the roads and all <br />utilities will be determined at the time of the consid- <br />eration of the tentative and final subdivision maps <br />and that the design of the roads, and location of <br />utilities, driveways, etc. may be changed at that time. <br />7. That because many of the houses on the 26 single family <br />lots will be visible from surrounding areas, the design <br />of all structures on these lots, including colors, <br />materials and textures shall be approved by the Planning <br />Division prior to issuance of building permits. <br />8. That the zoning regulations for the upper (southern) <br />18 lots shall be those of the R-1-10,000 District and <br />for the lower (northern) 10 lots, those of the R-1-6500 <br />District. <br />9. That the developer shall pay any and all fees that the <br />property may be subject to. <br />10. That a haul route to the site shall be approved by the <br />City prior to beginning of construction. <br />11. That the following water conservation features shall <br />be included in each home: a) low flush water closets; <br />b) shower flow control heads; c) aerators in interior <br />faucets; and d) insulation of hot water lines. <br />12. That the developer be aware that the project is subject <br />to the Residential Allocation Program (RAP) of the City <br />of Pleasanton and no building permits can be issued <br />prior to allocation having been granted under the RAP. <br />13. That the developer be aware that the project will be <br />subject to additional requirements under the Fire Code. <br />The Fire Marshal should be contacted for further infor- <br />mation. <br />14. That the developer acknowledges that the City of Pleasanton <br />does not guarantee the availability of sufficient sewer <br />capacity to serve this development by the approval of <br />this case, and that the developer agrees and acknowleges <br />that building permit approval may be witheld if sewer <br />capacity is found by the City not to be available. <br />15. That the developer install street trees as required by <br />ordinance. - <br />-2- <br />
