PLANNING COMMISSION <br />"- CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1947 <br />A RESOLUTION OF THE PLANNING COMMISSION RECOMMENDING <br />APPROVAL OF CASE PUD-81-1, FILED BY MICHAEL HARRIS. <br />WHEREAS, Michael Harris has applied for rezoning of the approxi- <br />mately one acre site located near the intersection of <br />Santa Rita Road and West Las Positas Boulevard, just <br />north of Fire Station No. 3, from the RM-25 (Multi-Family <br />Residential) District to the PUD (Planned Unit Development- <br />High Density Residential) District or to any other zoning <br />district consistent with the General Plan and for develop- <br />ment plan approval for a 16-unit townhouse residential <br />development on the site; and <br />WHEREAS, a public hearing was held on February 17, 1981 at which <br />time all public testimony and exhibits were reviewed. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission of the City of Pleasanton <br />recommends approval of case PUD-81-1 subject to the <br />following conditions: <br />1. That the development be substantially as shown on the <br />site plan elevations and landscape plan, Exhibit A, on <br />file with the Planning Division except all four carports <br />shall contain stalls with minimum dimensions of 10 ft. x <br />20 ft. <br />That all patios (ground level private open space) shall <br />have minimum areas of 150 sq. ft. with minimum dimensions <br />of 10 ft. <br />3. That unless otherwise waived by the City Engineer, the <br />sidewaak along the Santa Rita Road frontage of the <br />subject property shall be 8 ft. in width. <br />That because the project will be generating additional <br />traffic on Santa Rita Road, and because left-turn <br />vehicular movements into and out of the subject site <br />could be hazardous, the developer shall construct or <br />pay for the construction of a raised median in Santa <br />Rita Road from West Las Positas Boulevard northward <br />to a point beyond the northern boundary of the <br />subject property sufficient to preclude left-turn <br />movements into and out of the property. The City <br />shall reimburse the developer for the cost of that <br />portion of the median in front of Fire Station <br />No. 3. <br />
