PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 195r, <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON APPROVING TENTATIVE MAP FOR <br />TRACT 4788 AS PROPOSED BY REYNOLDS AND BROWN <br />WHEREAS, Reynolds and Brown have applied for tentative map <br />approval for a 23 lot subdivision o£ the approximately <br />56 acre site located just west of Hopyard Road and <br />south of Johnson Drive (behind Denny's, Hungry Hunter, <br />etc.); and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development <br />Industrial/Commercial) District; and <br />WHEREAS, a public hearing was held February 17, 1981 at which <br />time all public testimony and documents were considered; <br />and <br />WHEREAS, the Director of Public Works and Utilities requested <br />that a portion of the staff report submitted by <br />Engineering Services be amended. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission finds that Tentative Map <br />Tract 4788 is in conformance with the General Plan of the <br />City of Pleasanton. <br />Section 2. The Planning Commission of the City of Pleasanton <br />approves Tentative Map Tract 4788 subject to the con- <br />ditions of the Staff Report and Report from Engineering <br />Services dated 2/17/81, with the following amendments: <br />Engineering Services 2/17/81 <br />General Condition No. 1 <br />That the developer dedicate, in fee, to the City for <br />street right-of-way purposes those parcels of land <br />intended to be public streets and shown on the tentative <br />map as A Street, B Court, and the applicable Johnson <br />Drive widening or in the alternative these rights-of-way <br />may be purchased at their fair market value through a <br />special assessment district for subdivision improvements <br />if approved by the Citv Council pursuant to Section <br />of the uovernment ~oae. <br />
