PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 1841 <br />A RESOLUTION OF THE PLANNING COMMISSION, CITY OF <br />PLEASANTON, APPROVING A TENTATIVE MAP FOR TRACT <br />4239 FOR JOSEPH BOATRIGHT AND RAY GOODRICH <br />WHEREAS, Joseph Boatright and Ray Goodrich have applied for tentative <br />map approval for Tract 4239, a subdivision of a 74.51 <br />acre site into 28 (minimum one-half acre) lots with a <br />remainder of 50.64 acres left for open space; and <br />WHEREAS, zoning for the property is HPD (Hillside Planned <br />Development) District; and <br />WHEREAS, this project has PUD (Planned Unit Development) approval; and <br />WHEREAS, the Planning Commission took public testimony concerning <br />this application and reviewed all reports and exhibits. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission approves Tentative Map Tract <br />4239 subject to the following conditions because the <br />required findings could be made: <br />Findings: <br />A. That the proposed map is consistent with the General Plan. <br />B. That the design or improvement of the subdivision is <br />consistent with the General Plan. <br />C. That the site is physically suitable for the type of <br />development proposed. <br />D. That the site is physically suitable for the proposed <br />density of development. <br />E. That the design of the subdivision or the proposed <br />improvements will not cause substantial environmental <br />damage or substantially injure fish or wild life or their <br />habitat. <br />F. That the design of the subdivision or type of improvements <br />will not cause serious health problems. <br />G. That the design of the subdivision or the type of <br />improvements will not conflict with easements acquired <br />by the public at large for access through or use of <br />property within the proposed subdivision. <br />
