PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1711 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON APPROVING TENTATIVE MAP <br />TRACT 3458. <br />WHEREAS, Falender Corporation has applied for a Tentative Map <br />to subdivide the approximately 12-acre parcel of land <br />located immediately east of Foothill High School between <br />Lemonwood Way and Alder Court into 36 separate parcels. <br />Zoning for the property is PUD (Planned Unit Development-- <br />Medium Density Residential) District; and <br />WHEREAS, the Planning Commission on January 10, 1979 reviewed <br />said Tentative Map Tract 3458. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES AS FOLLOWS: <br />Section 1. The Planning Commission makes the finding that <br />Tentative Map Tract 3458 is in substantial conformance <br />with the PUD (R-1-6500) zoning of the subject property <br />because of the conditions of approval listed below. <br />Section 2. The Planning Commission approves Tentative Map <br />Tract 3458, subject to the following conditions: <br />1. That the development be substantially as shown on <br />Tentative Map Tract 3458, on file with the Planning <br />Division except that Muirwood Drive be constructed per <br />condition number 10 of Ordinance No. 851. <br />2. That the developer dedicate to the City for street <br />right-of-way purposes the parcels shown as Pecan, Laurel, <br />Sundrop, and Ginger Courts, Muirwood Drive, Lemonwood <br />Way, and the associated 8 ft. public service easement. <br />3. That adequate provision be made for silt and erosion <br />control in both construction and post construction <br />phases of the development. <br />4. That the haul routes to the development be approved <br />by Engineering Services prior to construction. <br />5. That the existing streets adjacent to the development <br />be maintained in a clean condition during the con- <br />struction period. <br />
