PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-87-04 <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-80-2-4 D, <br />APPLICATION OF WEST STATES DEVELOPMENT AND BERNAL AVENUE <br />ASSOCIATES <br />WHEREAS, West States Development Company and Bernal Avenue <br />Associates has applied for design review approval for an <br />approximately 7,860 sq. ft. daycare facility, a <br />freestanding monument sign, and related improvements, to <br />be located on an approximately 1.2 acre site located on <br />the north side of Koll Center Parkway approximately 250 <br />feet west of the intersection of Valley Avenue and Koll <br />Center Parkway; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Industrial, Commercial and Offices <br />District; and <br />WHEREAS, at their duly noticed public hearing of January 14, 1987 <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, an environmental impact report was prepared for the <br />rezoning and PUD approval for this business park. A <br />specific project of this type was included within the <br />scope of that EIR. Therefore no further environmental <br />document need be considered at this time. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Recommends approval of Case PUD-80-2-4D as herein <br />described subject to the following conditions: <br />1. That the development be substantially as shown on <br />the plans, Exhibit A, on file with the Planning <br />Department, except: <br />a. That the applicant substitute open type <br />fencing (wrought iron, wire mesh, or similar <br />type fencing) for the rear fencing and <br />portions of the side fencing. The design and <br />layout of the fencing shall be reviewed and <br />approved by the Planning Director prior to the <br />issuance of a building permit. <br />b. That the landscape plan be revised to conform <br />to the new landscape criteria being developed <br />by the Koll Business Center and the City. The <br />- 1 - <br />
