PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-87-15 <br />RESOLUTION APPROVING CASE UP-87-2 FOR VALLEY BUSINESS <br />PARK OWNERS' ASSOCIATION <br />WHEREAS, Valley Business Park owners' Association has applied for <br />a conditional use permit to allow for warehouse uses <br />within the business park located on Valley Avenue, <br />Quarry Lane, Serpentine Lane, and Boulder Street; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) Industrial District; and <br />WHEREAS, at their duly noticed public hearing of February 25, <br />1987 the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission made the following findings: <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purposes of the district in which <br />the site is located. <br />Valley Business Park is a planned unit development <br />which takes on most of the characteristics of the <br />I-P zoning district, the purpose of which is to <br />provide locations for industries that can operate <br />in close proximity to commercial and residential <br />uses with minimal adverse impact. Those warehouse <br />uses which meet the proposed criteria would be <br />compatible with this purpose and with the range of <br />uses currently allowed in the park. <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br />General industrial uses are located to the east of <br />the site, and a railroad line traverses the <br />southern boundary of the park. The subject site is <br />adjacent to single-family residences on the west. <br />Prospective business park tenants would continue to <br />be required to go through the zoning certificate <br />process. Warehousing and other uses would continue <br />to be required to adhere to the conditions <br />contained in Ordinance No. 928 (which are aimed at <br />buffering the park from residential areas), and to <br />- 1 - <br />
