PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. PC-87-16 <br />RESOLUTION RECOMMENDING APPROVAL OF A NEGATIVE <br />DECLARATION FOR GEORGE MARMENT AS FILED UNDER CASES <br />GP-87-1 AND PUD-85-20-1M <br />WHEREAS, George Marment has applied to amend the Land Use Element <br />of the General Plan to change the designation of an <br />approximately 3800 square foot site located at 195 <br />Bernal Avenue from "Commercial and Offices" to "High <br />Density Residential;" and <br />WHEREAS, the purpose of the request is to provide additional high <br />density residential property for the existing 12 unit <br />residential project (PUD-85-20) under construction <br />directly to the north of the subject site. A concurrent <br />planned unit development (PUD) modification <br />(PUD-85-20-1M) is being sought for the site. The <br />original project consists of 12 apartment units with 17 <br />on-site parking spaces. The applicant now wishes to <br />make condominiums which requires an additional 7 parking <br />spaces. Thus, the additional area would be consolidated <br />into the residential project and utilized for additional <br />parking, resulting in a 2 to 1 parking ratio for the 12 <br />unit project. The existing 12 unit apartment project <br />must provide an additional 7 parking spaces (total 24) <br />in order to meet the City of Pleasanton's 2 to 1 parking <br />requirement for condominium units. It is the <br />applicant's intent to seek a tentative map approval for <br />the project; and <br />WHEREAS, at its meeting of February 25, 1987, the Planning <br />Commission received a proposed negative declaration for <br />Case GP-87-1 and PUD-85-20-1M; and <br />WHEREAS, the Planning Commission has received and reviewed the <br />Initial Study dated January 30, 1987 and received the <br />recommendations of the staff; and <br />WHEREAS, a duly noticed public hearing was held February 25, 1987 <br />at which time the public was given the opportunity to <br />comment on the environmental impacts of the proposed <br />applications; and <br />WHEREAS, the Planning Commission has reviewed the potential <br />impacts in accordance with the applicable state and <br />local guidelines governing the preparation of Negative <br />Declarations and Environmental Impact Reports; and <br />- 1 - <br />
