PLANNING COMMISSION CITY OF PLEASANTON
ALAMEDA COUNTY, CALIFORNIA
RESOLUTION N0. PC-87-16
RESOLUTION RECOMMENDING APPROVAL OF A NEGATIVE
DECLARATION FOR GEORGE MARMENT AS FILED UNDER CASES
GP-87-1 AND PUD-85-20-1M
WHEREAS, George Marment has applied to amend the Land Use Element
of the General Plan to change the designation of an
approximately 3800 square foot site located at 195
Bernal Avenue from "Commercial and Offices" to "High
Density Residential;" and
WHEREAS, the purpose of the request is to provide additional high
density residential property for the existing 12 unit
residential project (PUD-85-20) under construction
directly to the north of the subject site. A concurrent
planned unit development (PUD) modification
(PUD-85-20-1M) is being sought for the site. The
original project consists of 12 apartment units with 17
on-site parking spaces. The applicant now wishes to
make condominiums which requires an additional 7 parking
spaces. Thus, the additional area would be consolidated
into the residential project and utilized for additional
parking, resulting in a 2 to 1 parking ratio for the 12
unit project. The existing 12 unit apartment project
must provide an additional 7 parking spaces (total 24)
in order to meet the City of Pleasanton's 2 to 1 parking
requirement for condominium units. It is the
applicant's intent to seek a tentative map approval for
the project; and
WHEREAS, at its meeting of February 25, 1987, the Planning
Commission received a proposed negative declaration for
Case GP-87-1 and PUD-85-20-1M; and
WHEREAS, the Planning Commission has received and reviewed the
Initial Study dated January 30, 1987 and received the
recommendations of the staff; and
WHEREAS, a duly noticed public hearing was held February 25, 1987
at which time the public was given the opportunity to
comment on the environmental impacts of the proposed
applications; and
WHEREAS, the Planning Commission has reviewed the potential
impacts in accordance with the applicable state and
local guidelines governing the preparation of Negative
Declarations and Environmental Impact Reports; and
- 1 -
