PC-87-18 ap' <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />GEORGE MARMENT AS FILED UNDER CASE PUD-85-20-1M <br />WHEREAS, George Marment has applied for a major modification to <br />an approved development plan for a twelve unit (12) <br />residential project to allow for the rezoning from <br />Office to PUD-High Density Residential of an <br />approximately 3800 sq. ft. parcel to accommodate the <br />addition of a seven space parking lot to provide <br />sufficient on-site parking for condominium units, to be <br />located on an approximately 0.5 acre site on the west <br />side of Peters Avenue, approximately 145 feet north of <br />the intersection of Old Bernal Avenue and Peters Avenue; <br />and <br />WHEREAS, at its meeting of February 25, 1987, the Planning <br />Commission recommended approval of the negative <br />declaration for Case GP-87-1 and PUD-85-20-1M; and <br />WHEREAS, the Planning Commission finds the proposed project is <br />consistent with the programs and policies of the General <br />Plan. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: recommends rezoning the subject site from the office <br />(O) District to PUD-High Density Residential District. <br />Section 1: recommends approval of the revised development plan <br />Case PUD-85-20-1M subject to the following conditions: <br />1. That the development shall be substantially as <br />shown on the site plan on file with the Planning <br />Department. <br />2. That the project shall be subject to all conditions <br />of case PUD-85-20. <br />3. That the applicant shall submit a revised parking <br />lot and access driveway plan for review and <br />approval by the Planning Director prior to the <br />tentative map. Said plan shall include adequate <br />swing area, 5' wide planters, a trash enclosure <br />area and any necessary curbing. <br />4. That the carport structure shall match the design <br />and material scheme of those utilized on the <br />adjacent project (PUD-85-20). <br />- 1 - <br />
